摘要:隨著我國(guó)市場(chǎng)經(jīng)濟(jì)發(fā)展和人們生活水平的不斷提高,小區(qū)業(yè)主不僅對(duì)住宅的本身的質(zhì)量、美觀要求越來(lái)越高,而且對(duì)小區(qū)物業(yè)的服務(wù)和管理也要求也開始提高,簡(jiǎn)單的小區(qū)物業(yè)服務(wù)已經(jīng)不能滿足人們的需求,利用高科技手段來(lái)提高物業(yè)管理是一條有效的途徑。在一定程度上,信息化管理水平的高低直接影響到小區(qū)物業(yè)的發(fā)展。開發(fā)一套物業(yè)管理系統(tǒng)可以很大程度的降低人力的浪費(fèi),通過簡(jiǎn)單的操作而達(dá)到查詢、管理小區(qū)物業(yè)的主體業(yè)務(wù)以及收費(fèi)相關(guān)信息,進(jìn)而提高物業(yè)管理的經(jīng)濟(jì)效益和管理水平。 經(jīng)過分析,使用Visual Studio 2008開發(fā)工具,使用Access 2003建立后臺(tái)數(shù)據(jù)庫(kù),根據(jù)C#面向?qū)ο?、可視化的特點(diǎn),在研究現(xiàn)在的社區(qū)物業(yè)管理信息系統(tǒng)的特點(diǎn)后,建設(shè)系統(tǒng)應(yīng)用原型,然后對(duì)原型系統(tǒng)不斷修正和改進(jìn),直到形成用戶滿意的可行系統(tǒng)。通過簡(jiǎn)潔明了的界面操作,系統(tǒng)可以實(shí)現(xiàn)對(duì)各類收費(fèi)、房屋和住戶等信息的查詢和簡(jiǎn)單管理,這也使得物業(yè)管理脫離了傳統(tǒng)的紙質(zhì)管理和記錄,使小區(qū)日常管理工作系統(tǒng)化、自動(dòng)化,極大的提高了物業(yè)管理人員的工作質(zhì)量和管理效率。小區(qū)物業(yè)管理系統(tǒng)也使得小區(qū)物業(yè)管理人員能及時(shí)對(duì)日常工作中的各項(xiàng)信息進(jìn)行查詢、安排和管理。 關(guān)鍵詞:物業(yè)管理;C#;Visual Studio 2008;Access 2003
Abstract:With the continuous improvement of China's market economy development and people's living standards, community owners not only the quality of the residential aesthetic requirements getting higher and higher, but also requires the services and management of community property also began to improve the community property can not meet people's needs, the use of high-tech means to improve the management of property is an effective way. To a certain extent, the information management level of a direct impact on the development of the community property. Developing a property management system can significantly reduce the waste of human. Through a simple operation to achieve the query and manage the main business of residential property as well as charges related information, and increasing the economic efficiency and management level of property management. After analysis, I use Visual Studio 2008 development tools and Access 2003 to establish back-end database, according to object-oriented visualization features of C#, and Research community property management information system is characterized by, to build prototype application system. Then I constantly revise and improve the prototype system, until it becomes a viable system of customer satisfaction. The system can query and manage various fees, housing and household information by concise interface operation. It also makes the property management out of the traditional paper-based management and records. This system makes daily management work systemize and automation. It greatly improve the property management quality and management efficiency. This system also can make the residential property management personnel to query, arrangement and management of the information in the daily work in time.
